Not all real estate agents are the same!

It is changing but, at this time, "real estate agents" are not all licensed in Guanajuato but are able to call themselves ägents"and sell you property for a commission.

Ask to see your agent's license or, as in our case at our real estate collective, be aware that we are not licensed. We operate under the premise of FOR SALE BY OWNER yet will help you locate the professionals needed to close your sale. The process to buy local property in Mexico is very different than in the USA where I have also purchased and sold various properties.

Find and evaluate a property

1. Work with someone familiar with (and if possible, living in) MineralDePozos

2. Visit multiple properties (homes, ruins, land lots)

3. Compare:

4. Access to utilities (water, electricity—can be limited in rural areas)

   • Road access (some lots are semi-remote)

   • Zoning and build permissions
